Engineering firm SPIARS signs 32,000-square-foot lease at Assembly Park, plans to grow to 120 jobs

The employee-owned civil engineering and surveying firm will combine two existing offices into Suite 100 at 6200 K Ave. and expects to move in next spring with about 80 employees.

A civil engineering and surveying firm that has worked in the Plano area for nearly 25 years is consolidating into one larger office at Assembly Park.

SPIARS Engineering Inc. has signed a lease for 32,000 square feet at the 26-acre mixed-use campus, developer Triten Real Estate Partners announced, as reported Monday by REJournals. The firm will take Suite 100 at 6200 K Ave. and expects to move in during spring 2027.

Staffing plans

The employee-owned company is merging two existing offices into the new space. It expects about 80 employees when the office opens and plans to grow to roughly 115 to 120 in the coming years, according to the announcement.

The firm expects to hire for surveying, engineering and CAD design roles, along with project managers and office staff.

Why it picked the site

SPIARS cited the campus location, access, design and room for future expansion as reasons for its choice. The announcement also pointed to the campus trails, lawns, fitness amenities and places to eat and meet as perks for employees.

Assembly Park mixes creative office space with restaurants and luxury residences on a walkable campus, according to Triten.

The deal

Julee Amparo and Tommy Nelson of CBRE represented Triten in the transaction. Mac Morse and Katherine Pool of Citadel Partners LLC represented SPIARS. Terms of the lease were not disclosed.
