Two retail buildings planned beside the future EōS Fitness in the old Kroger at Coit Road and SH 121

Kroger Texas registered plans this week for a 10,287-square-foot and a 5,002-square-foot shell building at Signature Plaza, with construction set for December through July 2027.

The empty Kroger at the southeast corner of Coit Road and State Highway 121 is not the only thing changing at Signature Plaza. Kroger Texas LP has registered plans with the state for two new retail buildings on the same shopping center site.

According to filings registered Oct. 6 with the Texas Department of Licensing and Regulation, one building on Lot 7R would cover 10,287 square feet at an estimated cost of $2,263,140. A second on Lot 8 would cover 5,002 square feet at an estimated $1,590,636. Both are described as new shell buildings with site improvements, so the space would be finished out later for tenants.

Work on both is scheduled to start Dec. 1 and wrap up by July 31, 2027.

The filings do not say which businesses will move in. Heights Venture Architecture + Design, based on Legacy Drive in Plano, is listed as the design firm for both.

The gym next door

Hoodline reported in August that the former grocery at 9700 Coit Road, empty since Kroger moved across the street to its larger Marketplace store at 9617 Coit Road in January 2025, is being converted into an EōS Fitness.

That outlet, citing a state filing, put the gym project at $5.59 million with work running from September 2026 through July 2027, and said the gym was expected to open by 2028.

If the posted schedules hold, the gym conversion and both new buildings would be finished within days of each other next summer.
