The Granada Theater, the concert hall on Dallas' Lower Greenville Avenue, will close after its owners sold it and the restaurant next door, Sundown at Granada.

Mike Schoder and Julia Garton announced the sale on Facebook on Friday, Oct. 23, CultureMap Dallas reported. The theater will keep hosting shows and events through April 17, 2027. Sundown at Granada's final day of regular restaurant service is Nov. 1, and private events there continue through Dec. 31, according to the owners' statement as published by CultureMap and the Dallas Observer.

The buyer is Bathhouse, a New York-based spa business whose locations offer thermal pools, saunas, steam rooms and massage, CultureMap reported. It runs three locations in New York City and one in Philadelphia. The Observer reported that the Greenville Avenue Bathhouse is expected to open in late 2028.

The owners' explanation

In their announcement, the owners pointed to the economics of the music business. "Rising costs, shifting audiences and corporate consolidation have made life increasingly difficult for independent venues," they wrote. They also said they had turned down developers who wanted to put hundreds of apartments on the corner before settling on a buyer that would keep the property in use as a gathering place.

Schoder has done business on Greenville Avenue since 1992, when he opened the CD World record store, according to CultureMap.

Eight decades on Greenville

Phil Isley Enterprises opened the Granada as a movie house on Jan. 16, 1946, with a screening of "Mildred Pierce," CultureMap reported, and it stayed mostly a cinema for the next 56 years. Schoder and Garton bought it in 2004. The Observer said the venue has hosted more than 3,000 events and concerts, with acts including Willie Nelson, Bob Dylan, Adele and Billie Eilish.

Sundown opened next door in 2012.

The calendar is still full in the meantime. Upcoming shows include Ray Wylie Hubbard on Friday, Oct. 30, The Linda Lindas on Saturday, Oct. 31, and a fundraising concert headlined by Rhett Miller on Sunday, Nov. 1, CultureMap reported.
