Fields West, a 55-acre retail and office district being developed along the Dallas North Tollway in Frisco, has reached 75 percent pre-leased status, with 44 leases signed, according to The Karahan Companies. This announcement highlights the district's growing appeal, as seven new tenants were revealed in late July, including Lululemon, Boll & Branch, Evereve, Flower Child, SusieCakes, Tecovas, and Warby Parker.
Fehmi Karahan, the developer, stated, "This announcement is a testament to the strength of Fields West, our partners, and the growth in North Texas." Construction is set to begin in the fall of 2025, with the district expected to open in phases starting in late 2027 and continuing through 2028.
The development will feature 360,000 square feet dedicated to retail, dining, and entertainment, alongside 350,000 square feet for office space. Additionally, Columbus Realty Partners is set to develop 1,150 urban residences within the district, and plans are in place for a luxury boutique hotel.
Anchoring the retail component is Bloomie's, a smaller-format store from Bloomingdale's, and Mastro's Steakhouse will open its first Dallas-Fort Worth location. Other signed tenants include well-known names such as Sephora, Williams Sonoma, Crate and Barrel, Pottery Barn, Arhaus, and Alo Yoga, among others. The food and beverage offerings will feature North Italia, Shake Shack, Sweetgreen, Starbucks, and several more.
Fields West is located at the heart of the Fields master-planned development, which spans 2,545 acres between US-380 and Panther Creek Parkway. The broader Fields project is entitled for up to 11 million square feet of corporate office space, a million square feet of retail and entertainment, and thousands of residential units, including single-family homes and student residences.
The district's location is enhanced by its proximity to significant developments, including the PGA of America headquarters, which is set to host the PGA Championship in 2027 and 2034, and a new Universal theme park aimed at younger children, scheduled to open in 2026.
