Allen, McKinney Launch Joint 121 North Corridor Initiative

Economic development groups from Allen and McKinney have introduced a collaborative branding effort for the SH 121 corridor to attract business investment and signal coordinated growth plans.

Economic development organizations in Allen and McKinney have launched a joint initiative to promote the SH 121 corridor as a unified destination for business and residential investment. The effort aims to present the area as a cohesive option for companies considering relocation within North Texas, rather than viewing the two cities as separate markets.

The branding campaign highlights more than 20 projects currently under development or in planning stages along the highway. Allen is located approximately 6 miles north of Plano. Officials describe the corridor as a zone of intentional growth where coordinated planning is intended to offer a quality of life that appeals to both families and businesses.

Michael Kowski, president and CEO of the McKinney Economic Development Corporation (MEDC), stated that the partnership demonstrates the benefits of cross-jurisdictional cooperation. He noted that the region is seeing significant activity along this specific stretch of road, with few comparable corridors in the country experiencing similar levels of development.

Dan Bowman, president and CEO of the Allen Economic Development Corporation (AEDC), described the collaboration as a major opportunity. He explained that the primary goal is to serve as a recruitment tool, encouraging developers to view the 121 North corridor as a collective choice for both the Allen and McKinney sides of the highway.

The initiative utilizes an interactive online map to showcase project highlights, including mixed-use developments such as The Farm and the Sunset Amphitheater concert venue. MEDC owns several properties along the route, including 46 acres near Lake Forest Drive and SH 121. Kowski confirmed that the corporation is in active negotiations with a development group regarding that specific parcel. The organization also holds land adjacent to Hub 121, the future Cannon Beach surf resort, and the McKinney National Airport, which allows for more deliberate oversight of future construction.

Local developer Bucky Gillett supported the joint effort, stating that any strategy helping to drive business to the area is beneficial.

Key developments along the Allen side of the corridor include:

* 121 Tech Park: Developed by Stillwater Capital, this 80-acre project features office, tech flex, retail, and residential space, with completion expected in early 2028. * Allen Gateway: North American Properties is planning a 75-acre site with office, retail, and residential units. Groundbreaking for a restaurant is planned for 2026, with additional residential phases expected later this year. * The Avenue: Thakkar Developers is constructing phase one of a project including office, retail, residential, and hotel space. * Crestview: Trammell Crow Company is developing a mixed-use site with townhomes, apartments, and commercial space, estimated to take five years to fully build out. * The Farm: JaRyCo Development is planning a large-scale mixed-use project with completion targeted for the next three to five years. * Kalahari: Kalahari Resorts and Conventions is building a $950 million resort with guest rooms and convention space.

Details regarding specific timelines for all listed projects and the final outcomes of ongoing land negotiations are not yet clear.
