New Trader Joe’s planned for Plano; Frisco proposal awaits council vote

A second grocery store is planned for the Preston Road and Spring Creek Parkway intersection, while a Frisco development including a similar store remains pending final city approval.

A new grocery store is planned for the intersection of Preston Road and Spring Creek Parkway in Plano. The project, located at 5900 Preston Road, will serve as the anchor tenant for Promontory on Preston, a mixed-use development that received city council approval in March.

According to a filing with the Texas Department of Licensing and Regulation, construction is scheduled to start in December and conclude in July.

The new location will be situated approximately two miles north of the existing Plano store at 2400 Preston Road. This addition will provide residents in the immediate area with another option for shopping at the specialty grocery chain.

In neighboring Frisco, a separate proposal for a nearly 10-acre mixed-use development is currently moving through the approval process. Situated at the southwest corner of Main Street and Majestic Gardens Drive, the plan includes a grocery store, a senior living community for active and independent older adults, and open green space.

The Frisco Planning and Zoning Commission unanimously approved a zoning change for the project on July 28, but final approval from the Frisco City Council is still required.

The proposal stipulates that the senior living portion cannot open until the grocery store is also operational, with both components planned for a single construction phase. The project first appeared before the commission in April, where zoning questions, traffic concerns, and neighborhood feedback prompted further discussion and revisions.

Developer representatives stated that the project has been in progress for more than two years, with the team working with city officials and nearby residents to refine the plans.

Revisions to the design have included additional parking, more open space, expanded landscaping, and adjustments to the site layout. Traffic impact was a significant consideration, particularly regarding school drop-off and pickup periods near Majestic Gardens Drive. A traffic analysis indicated that the proposed development would generate less traffic than certain uses already permitted under the property’s existing zoning.

The next major step for the Frisco project is consideration by the city council.
